Gardening Fun!

 Think gardening is a thing of the past? Think again! More and more people are growing green thumbs lately, and modern gardeners span all ages. From retirees to undergrads, gardeners are sprouting up everywhere, and it's no surprise why - gardening is fun, creative, and useful, no matter how urban or small your space is. A garden can bring life to your residence, no matter if you've got an acre to spare or just a small window. The sky's the limit!

Space it out
As previously stated, a garden can be planted anywhere these days. If you've got some semblance of a yard, you can build a small box and fill it with soil and voila! You've got a little garden, perfect for anything you'd like to grow - small vegetables, herbs, flowers, you name it. But if you don't have access to a yard, perhaps because you live in an apartment complex, that's okay. You can still garden your little heart out. You can grow an herb garden on any window ledge or hang hooks from the ceiling and attach pots to them to have your own hanging garden indoors. Just be sure that they have access to sunlight!

Be your own gardener
For a while, there have been arbitrary stipulations put on gardens: vegetables and aesthetic plants are designed for the front yard while other plants go in the back. But that's not the case anymore. The only rules you need to follow are the ones that Mother Nature put in place herself. Plants need sun, water, and good soil. That's it. So feel free to mix and match in whatever way makes sense for you and your home.

Gardeners can be artists, too
Let your artistic side run wild when you're planting a garden. The cool thing about gardening is that plants come in a variety of vibrant colors. You've got a wonderful natural palette to choose from. Besides paint, nothing brightens up the look of your home than splashes of natural beauty. Along the same vein, you can express yourself as a gardener. If your favorite color is pink, feel free to let your garden reflect that and, therefore, your own personality.

Your garden can do so much more than grow plants. It can liven up your living space. It can customize your home. It can reflect your personality and be an outward expression of your uniqueness. If you haven't taken up gardening before now, the weather is just about right for it. Go green!

The Easter Bunny visits the Farm

We will be hiding 500 eggs around our farm, some may have prizes! During the event the Easter Bunny himself, will arrive through the woods to hunt with the children. We will be taking pictures with THE BUNNY and will print out to send home the same day. We will also have sack races and the egg race. Wonderful family event, all we ask is a small donation to the rescue. This is an event for all ages. Come watch the children smile, I promise the smiles are contagous:)

Mortgage rate jumps past 4%

NEW YORK (CNNMoney) -- After many recent weeks where mortgage rates hit record lows, the 30-year rate jumped this week to its highest level since late October.

The 30-year fixed-rate mortgage, a popular choice for most homebuyers, hit 4.08%, according to Freddie Mac's weekly survey. That's 0.16 percentage points higher than a week earlier and its first time over the 4% mark

The average rate for a 15-year loan also climbed, to 3.30% from 3.16% last week.

The 30-year rate has occupied a very narrow range for months, varying only between 3.87% and 3.98% all this year. Historically low mortgage rates have been a bright spot for buyers in a troubled housing market.

"A strengthening economy has pushed mortgage rates up a little bit," said Keith Gumbinger, vice president of HSH.com, a mortgage information company. "We've moved off the absolute rock-bottom lows of the past few months to a slightly higher level."

Obama cuts refinancing costs for some mortgages

Freddie Mac's chief economist, Frank Nothaft, attributed the increase to bond yields rising over the past two weeks after a more upbeat assessment of the economy by the Federal Reserve, better-than-expected results of commercial bank stress tests and the likelihood of a second bailout for Greece.

Even after the rise, mortgages are still cheap. The increases add less than $10 to the monthly mortgage payment for every $100,000 borrowed.

Major Changes Announced for HAFA

Major news in the short sale and housing industry! On Friday, March 9, the Obama Administration announced updates to the Home Affordable Foreclosure Alternative (HAFA) program. Created in 2009, HAFA is a government-sponsored initiative assisting all Home Affordable Modification Program (HAMP) eligible homeowners in avoiding foreclosure through short sales and died-in-lieus.

The HAFA updates will allow more distressed homeowners to seek assistance. Most importantly, the deadline for submitting for HAFA eligibility has been extended a full year, from December 31, 2012, to December 31, 2013.

Other major changes from March’s updates to the HAFA program include:

  • The removal of occupancy requirements. Previously, HAFA required homeowners to have lived in the property within the last 12 months.
  • $3,000 relocation incentives are now limited to properties occupied by an owner or tenant at the time of the short sale.
  • Mortgage payments may now be allowed to exceed 31% of the homeowner’s gross monthly income. This update will allow a homeowner to stay current on her mortgage and still qualify, minimizing the overall impact to her credit.
  • Secondary lienholders may now receive up to a maximum of $8,500, up from $6,000 previously.
  • And one of the most dramatic changes: The Credit Bureau Reporting will now be Account Status Code 13 (paid or closed account/zero balance) or 65 (account paid in full/a foreclosure was started), as applicable.

So now a homeowner can be current on their mortgage, qualify for HAFA, continue to make their payments, and execute a short sale with minimum impact on their credit!
